Building around raised, post-Sandy foundations

When a house gets raised, the yard around it doesn't automatically follow, which leaves an awkward transition from grade up to the new first floor. We handle that with terraced retaining walls that step the grade up in stages instead of one tall retaining structure, wide paver landings at the base and top of new stairs so the entry feels intentional rather than added on, and planting beds along the wall faces that soften the visual height of the exposed foundation. Every wall gets drainage gravel and a perforated pipe behind it since these walls are often holding back fill brought in during the elevation project, not settled native soil.

Canal lots deal with rain from above and tidal groundwater from below, so patio drainage has to work in both directions. We pitch every canal-front patio away from the house at a minimum slope, use a deeper compacted base than we would on a dry inland lot, and where the yard can't shed enough volume fast enough we'll spec permeable paver sections in low spots instead of fighting the water with pitch alone. Built-in seat walls and outdoor kitchen rough-ins are common requests on these backyard rebuilds since a raised or rebuilt patio is often the anchor for the whole outdoor space.

North of Sunrise Highway the lots run flatter and drier, and the hardscape work skews toward curb appeal rather than flood recovery — bluestone or paver walkways, Belgian block driveway aprons, and clean transitions from driveway to front door. These jobs are simpler from a drainage standpoint but we still hold to the same base-depth standards, since freeze-thaw doesn't care whether a lot floods or not.
